Importance of a Qualified, Licensed and Insured Custom Home Builder – by Renee Bailey

So you found the perfect location for your custom home and want to build your dream residence.  It’s important to have a qualified, licensed and insured custom home builder on your team. Your builder should have the knowledge and experience to navigate through the entire process.

It‘s important that you research the home builder that you want to construct your home.  Many maintain long term relationships with past clients.  Ask for photos and references of the homes they have built or better yet see if you can visit the homes they’ve built in the past.  If they have happy clients, they would likely be proud to show off the work of the home builder.

Beginning with architects, structural and civil engineers your builder will be able to work with these professionals to make sure that you have every detail included and that your home will be properly constructed prior to breaking ground.

Once your home is on paper, your builder will go thru the tedious process of obtaining the proper building permits, working with the local building municipality, property developers, design review committees, architects and engineers to make any necessary changes to plans.

With plans and permits in hand, your builder will send out to bid your plans with numerous subcontractors and negotiate the best pricing for the construction of your home keeping in mind that the lowest bid may not necessarily be the best bid.  Your builder will also make sure that the subcontractors awarded your project are qualified, licensed and insured as well.  Your builder will gather pricing from the subcontractors, pricing for the items that only you will choose (ie. appliances, flooring, cabinets) and create a budget for the construction of your home.

Now that the plans are ready, permits are issued and subcontractors lined up, your builder will be responsible for contracting with the subcontractors, scheduling all work of the subcontractors, scheduling delivery of all materials, dealing with unforeseen changes in the plans, calling for necessary building inspections, work with your lending institution, present timely progress payment billings, pay the subcontractors and/or suppliers, obtain the necessary lien releases, work with you on the finish details, keep a clean and orderly jobsite, present you with a home warranty and finally hand you the keys to your new custom home.
