Preparing To Sell – By Tessie Davis and Aaron Lighter

Finding the perfect time to sell your home is never easy, but there are a few simple steps you can take to make your home “buyer ready”!  Setting the right price and making an excellent first impressions are both essential to attracting buyers, but what else can you do to get the offers rolling in and get your home quickly off the market?

Make your home easy to show.

Flexibility is the key.  Be ready for prospective visitors early in the morning, early evenings and on weekends in addition to mid day with very little notice.  Being more flexible with showings allows a higher percentage of foot traffic throughout your home.   Also, leave when the house is being shown so potential buyers can discuss the home’s pros and cons honestly and feel free to move about without feeling like intruders.


Buyers can’t see past personal artifacts, and you don’t want them to be distracted, so pack up your personal photographs and family heirlooms.  You want buyers to imagine their own photographs on the walls, and they can’t do that if yours are there. You want buyers to say, “I can see myself living here” instead of asking “I wonder what kind of people live in this home.”

Remove/Replace Favorite Items.

If you have particular window coverings, built-in appliances or fixtures that are of importance to you, remove them now. If the crystal chandelier in the dining room once belonged to your great grandmother, take it down and replace it with something else. If a buyer never sees it, they won’t want it. Once you tell a buyer they can’t have an item, they may covet it, and it could compromise your deal. Pack those items and replace them, if necessary.


This may be the hardest step for some, first impressions are everything and sometimes you only get one chance. So go outside and open your front door. Stand there. Do you want to go inside? Do you like what you see?  Does the house welcome you?  Does the house have curb appeal?  Linger in the doorway of every single room and imagine how your house will look to a buyer. Examine carefully how furniture is arranged and move pieces around until it makes sense.  Do you need to remove a few pieces to open the room up?  Make sure window coverings and pictures hang level. Think about any pet or lingering odors that may detract from the beauty of your home. Tune in to the room’s statement and its emotional pull.  By taking these few simple steps, it will help to set yours apart from everyone else’s and ensure a speedy sale!
