Today, the West Valley has the most land and the most home sales in the metro Phoenix housing market, but  buyers aren’t choosing to live there just for the affordable big-box or retirement houses for which the area was known a decade ago.

Home values climbed across metro Phoenix

Home values climbed across metro Phoenix again in 2013, and many neighborhoods saw double-digit increases.

More than half of all the ZIP codes in Maricopa and Pinal counties posted their biggest annual increase in home prices since the crash, according to The Arizona Republic’s latest Valley Home Values Report.

Getting an appraisal can seem like playing kino keno the slot machine at the nearby casino. Chances of getting the numbers number you want seem are random and rare.

But according to appraisal experts, there are definite steps that sellers can take to ensure that they strengthen their residential appraisal and have a winning experience.

Appraisals are important when selling your home, because a lender won’t cover a mortgage that’s higher than the appraisal, and sellers are often forced to lower their asking price if the appraised value comes back lower than the that asking price. Low appraisals can also hurt negatively affect a homeowner’s ability to refinance a his or her mortgage.

Increasing property values in Phoenix area point to recovery

Median assessed values of Valley homes and businesses increased this year by double-digit percentages for the first time in seven years, suggesting local real-estate markets are recovering, the Maricopa County assessor says.

About 1.6 million valuation notices for the 2015 tax year were mailed out at the end of February. All classifications of properties — vacant lands, single-family homes, condominiums, apartments, commercial properties and manufactured housing — saw improvements in value this year. Commercial-property values have increased for the first time since 2009.
