Buckeye community is wooing Boomers, “Victory”

Baby Boomers considering buying in metro Phoenix’s newest community for people 55 and older will have four homebuilders from which to choose: Lennar, Maracay Homes, Standard Pacific and T.W. Lewis.

The builders recently completed deals worth about $41 million overall to buy land in the Victory District within Verrado in Buckeye. About 417 home lots are planned on the land sold.

Scottsdale-based developer DMB hired architects, universal-design experts and kitchen and bath designers to coach the homebuilders on how the lifestyle, needs and motivations of Baby Boomers differ from traditional homebuyers.

Design plans for the houses are being completed now. The first phase of houses will be for sale in January. Sizes will range from 1,400 to 3,000 square feet on four different-size lots.

Positive Real Estate Numbers from Arizona State University’s W.P. Carey School of Business

 

  • The median price for a Phoenix-area home climbed to $205,000 in December 2013, a 25 percent jump from the same month in 2012.
  • Home prices are up almost 75 percent from the real estate crash low point in August 2011.
  • Metro Phoenix’s housing market continues to shift toward giving regular buyers a better advantage as the number of investors drops and homes for sale climbs. The number of houses on the market was up in 35 percent in January compared with year ago.

Hello February. While Valentine’s Day has traditionally only been welcomed by couples and grade schoolers. It also should include your home. Like any good relationship, it needs to be shown a little love, too. Here are some ways to show your home you truly care.

Freshen it…  A few blooms can bring cheer into the house like nothing else. Place them in the kitchen, bedroom and bathroom to give your house a quick pick me up.

Paint it… Go ahead, get brave. Tackle something that’s been bugging you or needs a facelift. An old, tired piece that could do with a good fresh coat of love.

Purge it…Ten minutes of sorting and re-organizing, can make you feel better. It’s good for you and you never know what you’ll find, or how you’ll feel about your home once the space is de-cluttered and open. It’s freeing and rewarding.

Plant it…Adding planters (even store bought, ready-made ones) can go a long way toward creating the perception of a well loved home. They not only add color to a porch or patio, they’re eye-catching and give the impression you spend time improving your surroundings.

Choosing a custom homesite in Verrado

There are many factors to consider when choosing a custom homesite.  The purpose of this article is to educate the reader why choosing the right custom homesite is one of the most important choices in the custom home building process.  The homesite you choose is the absolute invariable during the building of your dream home.  Changes may be made to both interior and exterior features including architectural design, cabinet color, flooring and various other features and appointments that make your home uniquely yours. The homesite you chose will never change.  I urge people to find out all they can about each particular homesite, visit the site during different times throughout the day to best understand where the sun is rising and setting, where the optimal views lie, setbacks and where future neighboring homes will be built.   Identify the key characteristics of each homesite and make sure the site compliments the design you are contemplating.
